Sometimes filling vacancies requires making some big changes. In order to entice quality tenants, the nearly 40-year-old Schaumburg Corporate Center kicked off a 100,000 sq. ft. capital improvement project that included the addition of unique amenities and an overall modernization of the space.

WORK
VIBRANT & INSPIRING CENTER
The Center’s interior updates included a 17,000-sq. ft. atrium with custom millwork, lighting, and flooring; metal panels; and a media wall. We worked closely with the project’s architect, structural engineer, and sub-contractor to install the winding stairs that connect the atrium to the lower level’s fitness center. And what was formerly a vacant space was transformed into a tenant lounge, complete with an exposed ceiling and ductwork, acoustic baffles, and custom air curtains to keep its occupants comfortable.

RESULT
Even after accommodating changes and add-on features, we completed this phased project on time and with shared savings, thanks in part to using existing materials like metal panels, travertine, and lockers. Our partnership with the SCC helped them achieve their goal of filling vacancies quickly, and today, the center is nearly at full capacity.
